What’s Included in a Modern Air Commercial Maintenance Plan?
- Quarterly maintenance precision tune-ups to detect and prevent equipment breakdown or failure
- AC thermostat testing and programming
- Treatment for AC evaporator coils (this is part of the quarterly tune-up)
- Corrosion is delayed with a chemical wash on outdoor coils
- Fan blade and blower inspections
- Vacuuming dust and debris from return air grills to keep air flowing and to give them a clean appearance
- Lubrication of accessible bearings to prevent unnecessary wear
- Testing of heating systems during the fall/winter tune-up
- Replacement of dirty air filters with MERV 8 rated polyester media air filters (frames included)
- Servicing of walk-in and reach-in coolers and freezers
- Adjust and replace fan belts as needed (belts are an additional cost)
- Servicing and lubrication of exhaust and supply fans
- Servicing, cleaning, and sanitizing of ice machines
- Checking and recording system performances with a written report
